Smart parking with XPark at the Mondriaan Tower in Amsterdam

XPark has equipped the shared parking garage of the Mondriaan Tower on the Amstelboulevard in Amsterdam with its smart parking solution. For property manager CBRE and its tenants, XPark’s parking system solves the well-known parking problems. Every tenant in the Mondriaan Tower can now manage their own rented parking spaces themselves, via a user-friendly web application. It is also easy to reserve parking spaces for employees and visitors.

XPark works without tickets, passes or drips. The three lanes of Mondrian Tower; consisting of one entry, one exit and one combined entry and exit, are now all equipped with license plate cameras and work in combination with smart software.

We asked Nick Verleun of CBRE five questions about the choice of XPark.

  1. What problems were you running into in your parking situation before XPark arrived?
    Visitors were passed on to us via the individual tenants, but this increased the workload of Mondrian Tower’s security and receptionist considerably, which meant they didn’t really get around to doing their own work. In addition, it was very difficult to check who was in the parking garage and whether the rented/used parking spaces were being misused.
  2. What was the deciding factor in choosing XPark?
    The ease of use of the online portal and the freedoms given to tenants in arranging their own “virtual parking garage.” The presence of the cameras (with live feed!) is also definitely beneficial and helps with monitoring and enforcement at the parking facilities.
  3. How did you like the first months with XPark and in what ways have things improved now compared to the past?
    In the beginning, it’s always exciting! Tenants have to get used to the fact that they now have their own freedoms and are responsible for their own visitors/parkers. Although it was anticipated, unfortunately it did not always run smoothly, but it is difficult to explain the new system to hundreds of parkers at the same time, with accompanying “rules of the game.” It is nice to see that the security and receptionists now have more time to carry out their core tasks, which certainly benefits the overall guest experience.
  4. What are the positive messages you hear from tenants?
    It’s great that the barrier opens immediately when guests (and employees) arrive, including a welcome message! People no longer have to present an entry ticket, or contact a receptionist, and can drive right through.
  5. Would you recommend XPark to other property owners or management parties and why?
    Absolutely!!! It gives the tenants their own freedoms and the manager more control over the use of the parking garage. When used properly (by the so-called “back-end users”) traffic flow is many times better.
